Hi, I’m Leigh Wilson with Boise’s Best Real Estate. And yes—sometimes the best advice I can give my clients is to walk away from a home.
That might sound strange coming from a Realtor. After all, don’t agents want to sell homes?
Sure. But not at the expense of your long-term well-being. And definitely not if it means rushing you into something that isn’t right.
When Buying Becomes a Trap
In today’s Boise housing market—with average home prices hovering over $550,000 and interest rates pushing 8%—the stakes are too high to make emotional decisions.
Buyers get excited. They fall in love with beautiful kitchens, staged living rooms, and big yards. And that’s okay—buying a home should be exciting.
But it also needs to make sense.
Here’s what I tell my clients:
If the monthly payment will leave you house-poor—walk away.
If the home’s missing your must-haves—walk away.
If you feel rushed or unsure—walk away.

As your agent, I also look at every home through a long-term lens. I ask myself, "If you asked me to sell this home five years from now, would anything about it make that difficult?"
If the answer is yes, I’ll talk you through it.
Whether it’s a tricky layout, a poor location, or something that limits future resale potential, it’s my job to point it out—even if you’re already emotionally invested.
